Here are a few important points that you can use as a guideline to write your story about purchasing a flat with a Builder in Pune.

Has the Builder shown the copy of approved sanction plan before the agreement?
Does he in agreement states that consumer has inspected/seen plans and specifications?

Please note as per MOFA builder has to sale by carpet area only

As per act no maintenance charges to be collected by the builder and if collected builder should keep in separate account) consumers should pay maintenance charges to the society only.

Monthly Maintenance Charges if any?
Other than one time maintenance per month by builder/society

Legal Charges details?
please ask builder to provide receipt of Advocate else ask refund

Society/Apartment Formation charges
For formation of society – Rs, 1000/- per head is sufficient (ask builder to pay refund balance amount)

VAT Charges
Ask builder to provide Govt. payment receipt or you may please make complaint to sales tax commissioner

Service Tax charges
Ask builder to provide Govt. payment receipt or you may please make complaint to sales tax commissioner

Stamp Duty & Registration Charges
check your registration receipt in which all these details are there

Total Amount (Including ALL charges)

Agreement Date
Month & year are important

Possession Date as per agreement
Please check date in the agreement

Actual Possession Date ( Physical/or possession letter by builder )
